Meyer Distributing is a leader in automotive specialty products, marketing, and distribution. This facility in northwest Arizona fits into its growth plan for numerous strategically positioned warehouse facilities throughout the nation. In addition, Meyer serves thousands of customers via Meyer Logistics direct ship.

This 250,000 square foot distribution facility is located on 207 acres in Kingman, Arizona. It is designed as part of an overall expansion master plan to accommodate 1 million square feet of total warehouse space in future phases. This project includes 1,500 square feet of office/restroom space and utilizes the site’s southern portion for warehouse space. Included was the design for the billboard on the frontage along the highway. Cawley Architects not only designed this building but provided long-term planning for the overall site plan. In addition, the Cawley Design Studio designed the project’s interiors. CBRE, a nationwide strategic real estate services firm, managed the project.

Auto House is a Tempe-based auto sales company with a unique sales proposition for its customers. They provide an indoor, climate controlled environment for their customers to  purchase preowned vehicles as an enhanced, buying experience. The indoor 81,800 SF  showroom is temperature-controlled to benefit the customers and staff as well as the automobiles.  It is also impressive.

Attached to this fully enclosed, single-level garage-style showroom is a two-story office structure which is a key component to the success of the project. The attached offices allow the sales staff and customers to look out over the the entire inventory from the sales offices. The office portion of the facility is 14,500 SF, and provides executive and sales offices along with space for support staff, conference rooms, and a two-story entry lobby.

The exterior of the building was designed with vertical bands to diminish the scale of horizontal volumes of this very large building.  The office area is further reduced with a lower parapet height to moderate the bulk of the building to be in scale with the surrounding developments. A pedestrian-scaled façade and entry are articulated by ribbon windows punctuated by the larger expanse of glass for the front entry lobby.  The color scheme consists of a warm palette of grey tones highlighted by the introduction of an accent color, representing the Auto House branding.

The City of Tempe also requires developers of projects larger than 50,000 SF to contribute to their Art in Private Development Program.  Cawley commissioned David Brant from “Idea” to conceive of an art project that referenced the automobile industry for this project.  David designed an entry plaza sculpture that elicited an image of moving wheels and mechanical shafts.  He also added screens as decorative elements to the upper portion of the building to reduce the apparent volume of the showroom and bring it into harmony with the smaller front office volume.

31,800 SF | Three Building Industrial Headquarters | Phoenix, Arizona

The Felix Construction project is a best-in-class example of a client that understood its competitive challenges and commissioned a project to attract new staff and maintain employee retention. They envisioned a campus that would become the centerpiece of workplace satisfaction for the next twenty-five years, and Cawley and Haydon delivered with unqualified success.

Felix Construction is a three-building light industrial campus in south Phoenix designed for one of the Southwest’s largest water and wastewater contractors. As part of their continued growth in this infrastructure arena, they made the bold decision to consolidate their three far-flung facilities into this single headquarters campus in South Phoenix.

The project is a design build delivery teaming Cawley Architects with Haydon Building Corp. The centerpiece of the project is their 12,700 SF single-story Administrative Services Building. Behind this building in their secured yard is their 14,100 SF Panel /Warehouse Shop and their 5,000 SF Mechanical/Maintenance Shop. The three buildings keep functions separated to isolate and smooth out vehicular traffic, pedestrian circulation, and noise and distractions.

The Administration Building was specifically designed to attract new and young talent into their organization. The Cawley Design Studio provided the interior design services. These included many offices for private workspaces as an incentive for staff. It also featured a calming open office environment and many amenities and workflow enhancements; The unique interior design emphasizes bright colors, dramatic signage and visuals, and a contemporary approach to collaboration and touchdown spaces.

The panel shop is a particular point of pride for Felix. They manufacture all of the electrical control panels for their projects. These panels are highly complex and allow them to customize and assure the quality of all their installations. They are assembled and tested in this building.

The testament to the project’s success is that Felix’s senior leadership expected some staff to decline to relocate from their current remote facilities because of commute and logistical concerns. However, to date, 100% of their entire 120+ person staff has relocated successfully and has enthusiastically adopted the new campus environment. Mission Accomplished!

12,275 SF | Light Industrial Office Warehouse | Gilbert, Arizona

Hawkins Design Group is a professional electrical engineering firm that also specializes in photovoltaic (PV) solar energy systems. The $3 million, 12,275 SF building incorporates the company’s office operations (6,000 SF) along with a large warehouse area (6,275 SF).

A unique steel-framed canopy over the main entry glass wall defines the entrance to the building. This feature is replicated over the office windows to enhance the façade of the building. Similarly, steel beams continue around the side of the building to cover the large outdoor patio making it an ideal place for group gatherings during any season. As an energy-efficient feature, and to display their solar business, they installed photovoltaic solar panels on the building roof and parking structures.

The main interior focus of the project is the large open office area, where project managers work in a collaborative environment highlighted by outstanding light fixtures. The office area is supported by an impressive conference room and a flexible break room area that opens onto the patio. Unique contemporary lighting schemes are featured in each private office to illustrate the variety of possible fixtures and effects that a customer may choose to showcase in their business. Additionally, the lobby, conference room, open office area, and break room floors have been painted a stunning deep blue color reflecting Hawkins’ love of the ocean and its bounty. Subtle blue and white accent lighting can be observed throughout the interior as well.

11,844 SF | Light Industrial Addition | Chandler, Arizona

Southwest Industrial Sales is a new two-story addition to a building previously designed by Cawley Architects on an established industrial site in Stellar Airpark.  With the addition, the client was able to double the size of their current facility to accommodate the corporate growth of their machinery sales business.

The facility features a sales and exhibit showroom for CNC machines and as well as a machine shop.  A portion of the original building was also reclassified to increase the manufacturing functions.

12,275 SF | Light Industrial Spec Office Warehouse | Phoenix, Arizona

This light industrial office warehouse building was developed as a single-user speculative property by Phoenix Rising Investment (PHRI), a family investment and development company that focuses on developments in many submarkets.

A distinctive steel-framed portico at the corner glass entry defines the entrance to the building.  The project is a fully-fenced, 24’-clear, two-story building with ample space for an ultimate office buildout, as well as an evap-cooled warehouse.  The design features grade-level loading and accommodates a future truck well.

The project was recently sold by Phoenix Rising for the highest $/SF value at that time in the Deer Valley submarket.

Southwest Industrial Center, Phase 2, is a two-building, distribution project. It is the second phase of the already completed 577,773 SF. Building One.

This phase consists of Buildings Two and Three. Building Two faces north and presents an impressive facade facing Buckeye Road. It is rear-loaded and shares a truck court with its companion. Building Three is the larger facility of the two and is fully cross-docked with deep maneuvering yards and truck storage.  Both buildings include architectural accents and canopies designed to be compatible with the overall scale of the project.

Skyway Commons is a two-building industrial project that supports future growth for the industrial sub-market in the city. The project provides 4,500-15,000 SF office warehouse suites for lease. These suites include high-quality amenities such as evaporative cooling for all warehouse areas and concrete yards throughout. This project is in the  Skyway Business Center, a 115-acre business park on Dysart Road in Surprise. Bold colors and a strong color scheme were essential to the project, incorporating contemporary colors of the southwest.

418,750 SF | 32’ Clear, Cross Docked Distribution and Manufacturing | Surprise, Arizona

Park Skyway is a 418,750 SF cross-docked distribution building. The facility is a speculative project and designed to accommodate warehousing and manufacturing.

The tilt concrete project has four separate entrances that are designed to accommodate offices for multi-tenant divisibility. Each has a two-story entrance with steel canopies. Parapet undulations also help to identify the four entrance areas at each corner. These architectural accents are designed to be compatible with the overall scale of the project and relate to the adjacent companion Southwest Products project. The entrances face parking areas that surround the site. Truck parking is segregated into separate yards with 50 doors per side.

Papago Tech is a 62,880 square foot research, development, and manufacturing facility in Phoenix, AZ. It is situated on one of the few A-2 zoned parcels near the Sky Harbor Airport submarket and features desirable frontage and visibility from SR 143. The building is a two-story contemporary industrial tilt building with a modern facade, intended to appeal to high tech users that also want freeway exposure and proximity to the Sky Harbor Airport. Architectural accents are designed to be compatible with the overall scale of the project.
